The security for investors at Bliss
First right of mortgage
Your wealthy relationship invests in business mortgages from entrepreneurs with the property as collateral. The first right of mortgage rests on your investment. This is used if the borrower is no longer able to meet its obligations. If it comes to foreclosure and recovery of the collateral, your loan amount will be the first to be repaid from the proceeds, even before the turn of the Tax and Customs Administration, for example.
Debtor signs in private
The entrepreneur always signs ‘in private’ when taking out the loan. Even if the financing takes place in the B.V. of the entrepreneur, the entrepreneur also signs. This gives extra security. Moreover, this shows a great involvement of the entrepreneur.
The debtor’s own contribution
Bliss asks debtors for a substantial part of their own contribution. We call this ‘skin in the game’. In this way the mortgage applicant himself participates in the financing of each loan. This is at least 20% for one-on-one financing. The higher the own contribution, the lower the loan compared to the value of the collateral (Loan-to-value or LTV), the more certainty that the loan amount can be repaid from the proceeds of the sale of the collateral.

If the borrower does not pay the monthly interest and repayment, the payment will be taken over. In the event that the borrower goes bankrupt, the administrator can, in an extreme case, sell the property on behalf of the lender. The investor is always paid back from the proceeds.
